Ontario Building Code and Commercial Renovation – Accessibility

The Ontario Building Code (OBC) is a set of standards that govern the construction and renovation of buildings in the province of Ontario, Canada. Here are some key Ontario Building Code requirements that contractors involved in commercial renovations should be aware of:

  1. Accessibility: The OBC requires that new and renovated commercial buildings be accessible to people with disabilities. This includes provisions for accessible parking, doorways, elevators, and washrooms.
  2. Fire and Life Safety: The OBC sets standards for fire protection and life safety systems, such as fire alarms, sprinklers, and means of egress. These requirements must be met to ensure the safety of building occupants in the event of a fire.
  3. Structural Requirements: The OBC outlines the minimum structural requirements for new and renovated buildings, including load-bearing capacity, stability, and seismic resistance.
  4. Energy Efficiency: The OBC sets energy efficiency standards for new and renovated commercial buildings, including requirements for insulation, air sealing, and heating and cooling systems.
  5. Lighting and Ventilation: The OBC establishes minimum requirements for lighting and ventilation in commercial buildings, including natural light levels, artificial lighting, and mechanical ventilation systems.
  6. Plumbing and Drainage: The OBC sets standards for plumbing and drainage systems in commercial buildings, including requirements for water supply, sewage disposal, and greywater management.
  7. Hazardous Materials: The OBC requires that contractors be aware of hazardous materials such as asbestos and lead-based paint, and have procedures in place to manage these materials during renovations.

In this post, we will only be discussing the accessibility portion of the renovation. The Ontario Building Code (OBC) contains several terms related to accessibility that contractors and business owners should be aware of. Here are some of the key terms and provisions in the OBC related to accessibility:

  1. Barrier-Free Design: The OBC requires that new and renovated buildings be designed and constructed to provide barrier-free access to people with disabilities. This includes provisions for accessible doorways, elevators, washrooms, and other building features.
  2. Accessible Routes: The OBC requires that accessible routes be provided throughout the building, including accessible parking, sidewalks, and building entryways.
  3. Accessible Washrooms: The OBC requires that washrooms be designed and constructed to be accessible to people with disabilities, with provisions for accessible toilets, sinks, and grab bars.
  4. Elevators: The OBC requires that elevators be provided in buildings over three storeys in height, and that they meet specific requirements for accessibility and safety.
  5. Stairways: The OBC requires that stairways be designed and constructed to provide safe and accessible egress for all building occupants, including those with disabilities.
  6. Handrails: The OBC requires that handrails be provided on stairways and ramps to assist people with disabilities in safely navigating the building.
  7. Signage: The OBC requires that signage be provided throughout the building to assist people with disabilities in finding their way, including accessible washroom signs, directional signs, and emergency evacuation signage.
